During the boom years when the real estate market was soaring with no end in sight, everyone and their brother, mother, cousin, sister-in-law, and best friend's former drinking buddy was racing to get their real estate salesperson license so they could cash in on all the easy money being made.

Now, as the market slumps a bit and home sales are down, agents find themselves in an overcrowded and highly competitive fight for survival. You'll have to work a lot harder this year to make the same amount in commissions you did a year ago.

Which is why you need your own website. People spend so much time on the internet already and the trend is only going to grow in the future. It's becoming increasingly common for both buyers and sellers to find their agent online, and much of the sales process is moving online as well. Buyers can now research a home, browse pictures, and take a video tour all from the comfort of their own home.

Networking, referrals, and other offline prospecting will always important. But the internet has opened a huge opening to be taken advantage of. The top realtors of tomorrow will be the ones who act first and establish an online presence now.

But I already have a page on my parent company's site. Isn't that enough?

What's on your page? Your contact information, your picture, and maybe a few links to some MLS listings?

I have news for you...that's not what people are looking for when searching online. And if that's all you give them then they're going to quickly hit the "back" button and search elsewhere.

So what are they looking for?

Information.

The want to know about the school systems, the parks, the shopping, and the "feel" of a neighborhood.

And if you give them what they want you'll stand head and shoulders above your competition. They'll see that you go above and beyond to provide quality service and they'll gladly bring their business to you.

Generating Leads

Of course while you will generously give out this information free of charge, the real goal of your site is to generate new leads.

Providing your contact information is a great start. But you need to go one step further and collect their information too. This way you can follow up with them by phone or email and add them to your mailing list.

This can easily be done by adding a form to your site asking visitors to provide their contact information (this is easy to do as I'll explain in a moment). One effective way to get them to do so is by baiting them with a Special Report. Create a short report about your territory (you probably already have something like that for offline prospects) and offer it as a free download in exchange for their contact information.

But Mike, I can barely work my dvd player...how can I build whole a website?

It's not as hard as you think. Seriously.

When you choose Form you'll enter the Form Wizard, which lets you choose what kind of information you want to collect. For example, if you were collecting contact information for follow-up, you could include name, email address, and phone number. When someone visits your site they'll see your form requesting the info you set up in the Form Wizard. When they enter their info and click Submit, their contact info is forwarded directly to you.

Setting up a new form literally takes seconds with SBI and it's probably the number one thing you can do to generate new leads from your website.
